You'll need to lure him to the Fixed temperature laboratory on B2F. But first, you need to get power to that floor. Head to the Elevator control room on B1F and enter a code. There are three possible combinations in the game. You'll figure them out by comparing the colors in the 'Chemical Code Message' and 'Piece of Memo' files (found in the Office on 1F). Add the numbers associated with those colors together. For example, if one file mentions carmine and another explicitly says red, you'll use the number for carmine since it's a shade of red. Add that to the number for cerulean, and so on. The access code for the Rooftop is always 0930. You can find this in the 1F doctor's station, where it mentions "My daughter's birthday is September 30th" (09/30). Once you have access to B2F, go straight to the Fixed temperature laboratory, which is right next to the elevator. To defeat the Leech Man, lure him into the chamber. Once you have both keys, head back to B1F, use the Level 1 card key to get into the area with the Waste liquid disposal room, grab the Chain Key, and then head to the Underpass Entrance. Boarding the boat will trigger a boss fight with the Giant Leech. It likes to attack with its tentacles from underwater, so try to keep your distance.
